Our fees would be 8% + vat excluding management for our introduction of Tenant service plus an optional 5% + vat to include our fully comprehensive management service if you wanted this as well.
Our introduction of Tenant service only would include the following:
- Thorough and comprehensive referencing on the Tenant/s. We can also offer you a one year rent guarantee and up to £100,000 worth of legal expenses policy should you wish to take it out (approx cost £300.00 + vat for the whole year).
- The preparation of the Tenancy Agreement is included within our fees with no extra charges for this unlike some other companies that charge extra for this.
- Arranging the preparation of a professional inventory which includes a detailed schedule of condition and a comprehensive set of photographs which we highly recommend to all of our clients especially because of the rules that are in place regarding the Deposit Protection Regulations which in our opinion work to the landlord’s disadvantage. The cost of this would depend on the size of your property.
- Setting up a standing order regarding payment of the rent.
- Advising the utility service companies of a change of user and having the names of the accounts transferred into the incoming tenant’s name.
- Dealing with the protection of the tenant’s deposit both at the beginning and end of the Tenancy Agreement in accordance with the Deposit Protection Regulations if you want us to-charge is £75.00 + vat.
- Arranging an Energy Performance Certificate before marketing the property which is a legal requirement -£95.00 (no Vat).
- Arranging an annual gas and electrical safety certificate if you need our help with this-£160.00 + vat.
- Arranging an E.I.C.R report for you-£205.00 + vat approx.
- Offering advice on the legal requirements regarding the fire and furniture regulations and electrical regulations.
Our fully comprehensive management service which most of our landlords want as well would cost 5% + vat of the monthly rental payable six monthly in advance and can be tailored to your specific requirements but our standard service would include the following:
- Ensuring that any maintenance Issues are dealt with swiftly as per your instructions using either your nominated tradesmen or our own. This will ensure that your obligations as a landlord are fully met and that the fabric of your property is protected.
- Inspecting each property on a regular basis to ensure that the tenants are undertaking all their responsibilities in accordance with the Tenancy Agreement and co-ordinating any minor repairs up to an agreed limit. This will help to ensure that the Tenancy is trouble free.
- Arranging with you the payment of all invoices resulting from any work/repairs/maintenance issues that you instruct us to deal with on your behalf.
- Responding to any queries or concerns from your tenants to ensure that the tenancy proceeds smoothly and that the property, in general, is looked after.
- Arranging a check out inventory report for you at the end of the Tenancy if requested the cost of which you will be responsible for paying.
- Ensuring you comply with legal regulations according to existing and future legislation.
At the end of the Tenancy we will renew the fixed term of the tenancy, if you so wish, thereby ensuring a further guaranteed period of tenancy. We may on your instructions, allow the tenant to stay on a periodic tenancy thus giving you the flexibility of re-possessing the property with two months notice. If you do wish the tenancy to end, we will issue the appropriate notice to the tenant.
In the event of any renewals or extensions of the Tenancy Agreement or the Agreement becoming a Statutory Periodic Tenancy upon the expiry of the Agreement the sum of 7.5% + vat of the rent then reserved shall become due upon each renewal or extension.
